storm clouds heading at
me....tenant showed me the ceiling stain in the Master Bath
above the sink...and said there's a problem with the Skylite
on right side of roof.. |

skylight was fine...no leaks...the crack in
the glass is the very thin Plexi panel on the ceiling side
(a dust cover) and poses no problem. |

this is the DWV seal next to the skylight......improper
size. It should have been a 1 1/4" boot...but they put
a 2" boot there and it has no seal the way it is...... |

HERE is the problem child on the Master Bath
ceiling....shame on the roofers! They must have ran out of
boots....so they 'simulated' a boot by flipping a shingle
upside down, and then just 'smearing' the roof tar all around
the pipe to look like a black boot housing.... You can see
the tar that is cracked from the scorching sun....it leaked
right down into the ceiling below..... |

this is the skylight tunnel from inside....they just sprayed
the texture all over the metal frame instead of taping it
off...now it's peeling off the frame......no problem. It will
continue to peel with condensation in the future until it's
all off.... |

no defect here...normal metal frame....but they textured
over it and now it 'looks' like a crack....... |

sealed up all boots |

this boot is now good for years to come with the tri-polymer
sealant.......we will send an invoice for the sealing of the
boots...and proposal for the replacement of the MISSING boot
housing and repairing the ceiling stain.......... |
